Pre-Purchase Home Inspections

Pre-Sale Home Inspections

Duplex and Multi-Family Home Inspections
Buying a rental property or even the property you are currently renting can be a major investment.  Knowing ahead of time about the condition of the building is imperative. A professional, unbiased inspection will find any improper building practices, any items that require extensive repairs, any items that are general maintenance issues, as well as some fire and safety issues.
 
Wisconsin Rental Weatherization Inspections
Since January 1, 1985, most residential properties in Wisconsin have had to meet minimum energy conservation standards at the time of ownership transfer. Private state-certified inspectors are hired by owners to check properties for compliance with the standards. The Register of Deeds in your county will not record the transfer of a property unless:

  • An inspector has certified the property; or
  • The buyer has filed a Stipulation to bring it up to Code within a year; or
  • The property or transfer is shown on the Real Estate Transfer Return to beexcluded from the Code; or
  • The buyer has filed a Waiver with the Department of Commerce stating that the building will be demolished within two years.

Radon Testing
Radon is a cancer-causing natural radioactive gas that you can’t see, smell or taste. Its presence in your home can pose a danger to your family's health.  Radon is the leading cause of lung cancer among non-smokers and the second leading cause of lung cancer in America.  The U.S. Surgeon General and EPA recommend that all homes be tested for the presence of radon.   Hensiak Inspection Service, Inc. is a qualified radon testing service, having completed the Radon Measurement Operator Proficiency course.  We use electronic measuring devices that are placed in the lowest level of the residence for a period of 48 hours, with the results available at the end of the test.

Commercial Inspections
While we specialize in residential inspections, we are capable of inspecting commercial buildings, based on their size and potential usage.  Please call our office for specific information if you are looking for an inspection to be performed on a commercial building.


All of our inspections assess the following components:

  • Structure: foundation, walls, water seepage,  floors, columns,
    ceilings, roofs, sump pumps.

  • Exterior: siding, flashing and trim, eaves,  doors, windows, garage doors, decks, porches, driveway, walks, patios and  landscaping.

  • Roofing: roofing materials, chimney, drainage,  gutters, roof penetrations, rafters, joists and structural  supports.

  • Electrical: service entrance and  equipment, grounding equipment,
    distribution panels, and a representative  number of light fixtures,
    receptacles and switches.

  • Plumbing:  functional flow and distribution of water supply, fixtures and faucets,  interior drainage and waste system, hot water system, chimneys, flues and vents.

  • Heating and Air Conditioning: heating equipment and  distribution system, cooling and air handling equipment.  

  • Interior: walls, floors, ceilings, steps, stairways,  railings, cabinets, counters, windows, doors and hardware.

  • Insulation / Ventilation: moisture control, unfinished  attic, basement and crawlspace.
